Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free, fast, and no obligation to hire anyone.

Full replacement, typical home$14,500 to $38,000Estimated installed range in Laguna Niguel for a single-family roof.
Per square, architectural asphalt shingle$775 – $1,100One square is 100 square feet of roof surface.
Emergency tarp-over$475 – $1,400Stops the water tonight. It is not a repair.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Laguna Niguel is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

What a roof looks like as a monthly payment

Straight amortisation on the amount and rate you type in. Nobody is offering you these terms, us least of all — this is the arithmetic so you can check whatever a lender or a contractor does offer.

Prefilled with the middle of the typical Laguna Niguel replacement range. Change it to whatever you have been quoted.

Roofing paper commonly lands somewhere between about 7% and 18% depending on credit and on the programme. Put in the number you have actually been given.

The assumptions, in full

  • A fixed rate, equal payments, and interest compounded monthly. Nothing is deferred and nothing balloons at the end.
  • No down payment, no dealer or origination fee, no prepayment penalty, and no insurance product added on. Real roofing finance often carries a dealer fee, and it is usually already inside the price you were quoted.
  • Promotional "same as cash" and zero-interest offers work differently: the interest is typically owed retroactively if the balance is not clear by the deadline. This table does not model that.
  • The prefilled amount is the middle of the typical replacement range for Laguna Niguel from public cost data. It is not a quote for your roof.

Installed cost ranges, Laguna Niguel, CA. One square = 100 square feet.
CoveringPer squareTypical whole roofExpected life
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,400 – $2,500$26,500 – $75,00040 to 60 years
Clay barrel tileOften salvaged and re-laid over new underlayment rather than replaced.$2,000 – $3,700$38,000 – $111,00050 to 80 years
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$775 – $1,100$14,500 – $33,00025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$600 – $800$11,500 – $24,00015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$1,000 – $1,500$19,000 – $45,00025 to 35 years

What moves the number

  • The number of penetrations: chimneys, skylights, vents, solar mounts
  • Whether the fasteners and flashing are specified for coastal exposure
  • Pitch — anything over about 7:12 needs staging and slows a crew down
  • Association rules on colour and profile, which can rule out the cheaper options entirely
  • Warranty tier, which is really a question about who honours it in fifteen years

Common repairs

Emergency tarp-over$475 – $1,400
Small leak, flashing or a few shingles$550 – $1,500
Valley, chimney or skylight reflash$1,100 – $3,500
Section replacement, one slope$1,800 – $6,300

What is behind these figures. National installed ranges, adjusted for California labour and material costs and for how Laguna Niguel is actually built. They are a sanity check on the quotes you receive, nothing more. No contractor is bound by them.

Extras that turn up on quotes

ItemTypical rangeNotes
Roof inspectionFree – $548Frequently free when it is tied to an estimate. Paid inspections buy you a written report you can hold somebody to.
Tear-off, per layer per square$170 – $333Two old layers costs roughly twice what one does to remove and tip.
Seamless aluminium gutter, per foot$14 – $31Most homes run 160 to 220 feet.
Ridge and intake ventilation upgrade$707 – $2,945The cheapest thing you can do to make the next roof last its full life.
Tile lift-and-relay, per square$816 – $1,535Existing tile comes off, new underlayment goes down, the same tile goes back.
Skylight replacement, each$1,478 – $4,039Cheaper done during a re-roof than on its own afterwards.

Cost questions

Are you a roofing company?

No. Bluepeak Roofing & Exteriors is a free matching service. We do not hold a roofing licence, we do not employ crews, and we never come to your house. We pass your request to independent local contractors who do the work and who you hire directly.

How much deposit is normal?

A third at most, and never the full amount. Pay the balance when the job is finished and you have walked it. Some states cap the deposit by law.

What warranty should I expect?

Two separate things. The manufacturer covers the material for its rated life, but only if it was installed to their specification. The contractor covers workmanship, commonly five to ten years, and only for as long as they are trading.

Is this really free?

It is free to you. Contractors pay to receive homeowner requests in their area. That is the entire business model, and we would rather say so plainly than pretend otherwise.

How long should a roof last here?

An architectural asphalt roof is rated for twenty-five to thirty years and, in this climate, tends to land at the lower end of that. Tile and metal go much further, provided what is underneath them is maintained.

Ready for a real number?

It is free, and nothing obliges you to hire anyone.
